Airdrie Real Estate Stats for January 2014

According to statistics released by the Calgary Real Estate Board, the Airdrie Real Estate market had a slower month of January with 67 MLS® sales compared to 75 in the same month in 2013. 


"While the volume of sales was down, the average selling price sky rocketed to $384,000 compared to $333,000 in January of 2013.” stated RE/MAX Rocky View Real Estate REALTOR® Matt Carre. “Last month’s average sale price also set an all time high breaking August 2007’s average sale price of $381,000.” 
 

In Calgary the average overall residential sale price had a nice gain in January up to $462,000 compared to $454,000 in December. For Airdrie the average sale price rose by 12% from $343,000 in December. 
 

There are currently 135 MLS® listings on the market in Airdrie, up from 124 in January. Last month it took an average of 42 days for a home to sell in Airdrie compared to 47 days in December. In Calgary the average days on market also dropped to 40 days compared to 46 in December.
 

“While 2014’s sales activity did not start with a bang, it was not unusual with January being a slower month as many consumers wait for a more robust spring market. Still of note however, is the low number of homes currently listed on the MLS® which is continuing to put pressure on buyers and driving prices up even higher.” 
 

The City of Airdrie has not yet posted housing starts for the month of January. We will post them next month.
