Airdrie Real Estate Stats for May 2014

According to statistics released by the Calgary Real Estate Board, the Airdrie Real Estate market had its strongest month ever with an all time high of 197 MLS® sales. 
 

There has been a lot of talk about how hot the real estate market is these days. Well, the people talking couldn’t be more right. The month of May not only produced the most MLS® sales we’ve ever seen in a single month in Airdrie, we also saw the highest average sale price, almost topping the $400,000 mark. 


In Calgary the average overall residential sale price had a nice gain to $487,000 compared to $479,000 in April. For Airdrie the average sale price climbed from $391,000 to $399,000. 


There are currently 241 active MLS® listings on the market in Airdrie, up from 208 in May. Last month it took an average of 26 days for a home to sell in Airdrie the same as in April. In Calgary the average days on market also remained the same at 27 days in May. 


We are finally starting to see more inventory come onto the market as sellers are taking notice to the strong gains that we have seen over the past year. With that we are still seeing lots of buyers with 11 people a day moving to Airdrie, half of whom come from Calgary which is still driving pricing upwards as former Calgarians are realizing Airdrie is a much more affordable place to own a home. 


The City of Airdrie has not yet posted housing starts for the month of May. We will post them next month.
