Airdrie Real Estate Stats - October 2013

According to statistics released by the Calgary Real Estate Board, the Airdrie Real Estate market had a strong month of October with 114 MLS® sales. 

"It was great to see the month of October continue with strong sales along with the average sale price remaining consistent with recent months” stated Sotheby’s International Realty Canada REALTOR® Matt Carre.  “With the past 4 months each having an average sale price of at least $362,000 we can certainly say it’s a trend not just one outstanding month”

In Calgary the average residential sale price had a slight gain in October to $459,000 from $454,000 in September.  For Airdrie the average sale price also climbed a bit to $366,000 from $362,000 in September.

There are currently 165 MLS® listings on the market in Airdrie, down from 200 in October. Last month it took an average of 39 days for a home to sell in Airdrie compared to 38 in September.  In Calgary the average days on market increased slightly to 40 days compared to 36 days in September. 

“While the year is coming to a fast end, one significant note on the Airdrie Real Estate market is that according to Ann-Marie Lurie, Chief Economist of the Calgary Real Estate Board, Airdrie is the only city or town in the surrounding Calgary area that has surpassed it's peak single family housing price point with an average sale price of $397,000 over the past 3 months compared to $394,000 for same the time period in 2007.”   

The City of Airdrie has not yet posted housing starts for October. We will post them when available.
