Airdrie Real Estate Stats for February 2014

Blog by Matt Carre | March 5th, 2014

According to statistics released by the Calgary Real Estate Board, the Airdrie Real Estate market had a strong month of February with 107 MLS® sales.

"After a slower January it was great to see the market bounce back with a very strong February” stated RE/MAX Rocky View Real Estate REALTOR® Matt Carre.  “Not only did the average sale price remain the same as January’s all time high for Airdrie, the sales volume increased by 32% over February of 2013.”

In Calgary the average overall residential sale price had a big gain in February up to $483,000 compared to $462,000 in January.  For Airdrie the average sale price remained the same in February at $384,000.

There are currently 160 MLS® listings on the market in Airdrie, up from 135 in February. Last month it took an average of 33 days for a home to sell in Airdrie compared to 42 days in January.  In Calgary the average days on market also dropped to 30 days compared to 40 in January.

“Heading into the Spring selling season there is no indication of a slowdown in the market.  With Calgary’s affordability decreasing and with Airdrie’s average sale price being $99,000 less than our neighbours to the south, we will continue to see more and more Calgarians move here.  Already half of our new residents are coming from Calgary and that should continue simply because they can get more house for their dollar.”

The City of Airdrie has not yet posted housing starts for the month of February. We will post them next month.
