People always ask "when is the best time to list my house". While there isn't a perfect answer to that question, I can give you three reasons why you should consider listing your house now if you are planning to sell this year.
1.) Despite the mounds of snow, the spring market is already heating up. We are seeing houses come on and off the market very quickly right now and we are seeing multiple offers. With these conditions in some price points there is very little inventory and that puts us in a Sellers market.
2.) Your home could be worth more than your recent tax assessment amount and we have passed the peak pricing of August 2007. Getting a clear understanding of the value of your house is important. The median price was 10% higher in January than it was in June of 2013 when they did the tax assessments. Also tax assessments aren't meant to indicate a list or sale price for a home so it's important that you don't rely on that number for that purpose.
3.) Buyers are ready. They are out there looking and mortgage rates are great. If your house shows well (we can help you with the staging) and it's priced right people will want to buy it.
