Airdrie Real Estate Stats - September 2013

According to statistics released by the Calgary Real Estate Board, the Airdrie Real Estate market had a decent month of September with 111 MLS® sales. 

"While it was a good month we didn’t keep the momentum that July and August had built up.” stated Sotheby’s International Realty Canada REALTOR® Matt Carre.  “While we can’t pin point exactly what caused the slow down it is more than likely the rising interest rates have had a lot to do with it.  Since July rates have increase by over ½ percent which can really affect people's affordability.”

In Calgary the average residential sale price remained flat in September at $454,000.  For Airdrie the average sale price dropped to $362,000 from $370,000 in August.

There are currently 200 MLS® listings on the market in Airdrie, down from 207 in September. Last month it took an average of 38 days for a home to sell in Airdrie compared to 36 days in August.  In Calgary the average days on market dropped slightly to 36 days in September compared to 38 days in August. 

“Even though the number of MLS® sales dropped last month compared to August, it was still very positive when compared to September 2012 when we had only 79 sales.  With the net migration into the Calgary area being higher than anticipated and with rental properties in short supply sales growth has continued to stay strong”   

The City of Airdrie has not yet posted housing starts for September. We will post them when available.
